🎯 Sniper alerts

How sniper alerts work
  1. Search for what you want β€” e.g. Ohio parcels under $5,000, Colorado lien sales, or land bank vacant lots in Cuyahoga County.
  2. Click 🎯 Snipe this search. Everything that matches today becomes the starting point, so you're only told about what's new.
  3. The background server refreshes every auction source on your schedule (every 12 hours unless you change it) and checks every sniper right after.
  4. New matches are texted and emailed (with a link to the official sale page, which opens on your phone), pop up as a Windows notification, and land in this inbox. Auction snipers can also remind you a few days before a matching sale opens.
  5. Snipers are stored on this computer (scraper/alerts.json). The server has to be running β€” it starts at login with start-at-login.vbs.

Auction calendar

Live sale days from every connected platform, plus optional estimated dates for counties without a feed. Past sale days show their results β€” what sold, for how much, and to whom. Click any sale for details.

Research a property before you buy

Open the county's deed, assessor and tax records, check flood, soil and wetland maps, see the county's housing market, and run a value check on a parcel or a piece of land. Click Research on any parcel to fill this in.

⚠️ Pre-foreclosure

Homes on their way to a foreclosure auction, and how buying before the sale compares with the sheriff / trustee sale itself and with a county tax deed sale. Leads are the cases counties have scheduled for sale; the comparisons use the results of finished auctions.

Live parcel map

Every live parcel with a location (Texas, Philadelphia, Michigan) plus each state's tax-sale hub. Zoom in to break clusters apart; click any dot for the bid and a link to the sale.

Parcel locations come from Linebarger (TX, PA) and Tax-Sale.info (MI). GovEase, RealAuction, and Bid4Assets parcels have no coordinates and appear in the search only.

How U.S. tax auctions work

Tax Deed

The county sells the property itself to recover unpaid taxes. The winning bidder receives a deed, subject to statutory defects. Examples: California, Michigan, Florida deed sales.

Tax Lien Certificate

The county sells a lien, not the property. The owner redeems by paying the debt plus interest; if not, the holder may foreclose. Examples: Arizona, Colorado, Iowa.

Redeemable Deed

A deed is issued at sale, but the former owner can redeem within a statutory window by paying the bid plus a penalty. Examples: Georgia, Texas, Tennessee.

Surplus / OTC

Parcels that went unsold, or were struck off to the county, offered later over the counter, in repository sales, or as surplus land. Often lightly contested.
